Presentation is key when selling your property. You will want to ensure buyers are looking at the proportions of the rooms and imagining their own furniture and belongings in the space and not having to second guess. Although buyers will expect the property to look lived in, clean & uncluttered rooms that smell nice will go a long way to creating that buying appeal. – Remember how you feel when viewing potential homes and how you would like it to feel for your buyer.
Please ensure the property is clean and tidy. In particular, clear away toys, clothes, toiletries and pet accessories, present clean and tidy tables, both dining & coffee tables but leave attractive ornaments and pictures on display.
Make sure the access to the house is clear and the front door is clean and that any planting or front space is generally presented well. It will set the scene for the viewing and show that the property is cared for. (Definitely hide away bins/black sacks!)
Make sure shoes and coats are stored away and the house is easily accessible.
Clear away kitchen clutter and leave surfaces clean and clear. Appliances can look nice if standing alone and clean. Ensure bins are emptied so no lingering smells!
Ensure the space is clean and clear and furniture arranged neatly. Cushions plumped and no clutter.
Straighten bed covers, fluff pillows and arrange any cushions, leave any surfaces clean and clear.
Ensure toilet seats are down and bathroom surfaces are clean and clear. Towels are folded neatly and laundry baskets put to one side.
Ensure the grass is cut and any gardening equipment is stored away. Garden furniture should be arranged neatly and refuse bins stored to one side.
Ensure these spaces are neat and tidy. Clear away broken and unused tools and clutter. Buyers will appreciate the storage space, but it will be easier to see if it is tidy.
Ensure doors can be opened and access is not obscured.
Plants and/or flowers always look nice and soften most spaces.
Nice smelling diffusers are always a nice touch and add to the general ambiance.
