    Initial Visit & Rental Assessment

    We’ll visit your property to provide a rental valuation, discuss compliance, and advise on getting your property ready for the market. We’ll also answer any questions you have. This appointment is completely free and comes with no obligation to proceed.

    Your property will reach the widest possible audience through Rightmove, our website, social media, let boards, and our database of active tenants-ensuring we find the right tenant quickly.

    Arranging & Conducting Viewings

    We accompany all viewings, offer a flexible schedule, and provide full feedback. Before arranging in-person viewings, we pre-screen tenants to ensure they’re a suitable match for your property.

    Thorough Tenant Checks

    We work with a trusted referencing provider to carry out comprehensive checks, including Right to Rent, ID verification, sanctions screening, and full affordability assessments-giving you confidence that every applicant is properly vetted.

    Tenancy Agreements & Move-In Process

    We handle all legal documentation, including the tenancy agreement, and collect the required rent and deposit. We also ensure all compliance requirements are met and manage the administrative tasks involved in welcoming new tenants, so everything is taken care of from the start.

    Ongoing Management & Routine Inspections

    Whether you choose Let Only or Full Management, our team can manage tenant enquiries, collect rent, arrange annual servicing, carry out property visits, and oversee maintenance and repairs-tailored to your needs.

    Meet the Lettings Team

    Mel and Tanya have both worked in residential lettings for over 15 years each, bringing a wealth of experience and in-depth industry knowledge to everything they do. They are both fully qualified, holding MARLA status, and are proud members of Propertymark.

    Between them, they have worked across a wide range of roles within large corporate letting agencies, giving them a comprehensive understanding of the sector from every angle. This breadth of experience means they know the lettings business inside out and understand exactly what is required to deliver a smooth, professional service.

    Tanya began her career in London before relocating to Cambridge, where she continued to build her expertise in the local market. Mel was born and bred in Burwell and now lives in Soham, having worked within the Cambridge lettings market throughout her career. They are both firmly rooted in the local area and bring valuable local insight to their work.

    Drawing on their experience, they identified opportunities to improve the traditional lettings process and brought this vision to Bovingdons Lettings. Their approach is focused on simplicity, transparency, and efficiency, always aiming to make the process as straightforward as possible for landlords and tenants alike.

    With their combined knowledge and hands-on experience, clients can be confident they are in very capable hands. Mel and Tanya are committed to delivering a high-quality, personal service and are always happy to help.
