    Keeping the lettings process simple – What to expect

    Initial visit & rental assessment

    We’ll visit your property to carry out a full rental assessment, answer any questions you may have, and highlight any key legal requirements. This appointment is of course completely free and comes with no obligation to proceed.

    Once you’ve found a mortgage product you like, agree it as a mortgage ā€˜in principle’, (AIP).

    This tells you how much money the lender is likely to offer and the interest rate you’ll pay.

    Marketing your property

    We will advertise on Rightmove, our own website and social media for a broad reach to ensure the most suitable tenant is found.

    Arranging and conducting viewings

    We provide a flexible viewing schedule and accompany all viewings.

    Thorough tenant checks

    Before we arrange an in‑person viewing, we make sure each prospective tenant is a suitable match for the property. We work with a trusted referencing provider who carries out thorough checks – including Right to Rent, ID verification, sanctions screening and full affordability assessments – giving landlords confidence that every applicant has been properly vetted.

    Tenancy agreements & move‑in process

    All legal documentation will be handled for you, including preparing the assured shorthold tenancy agreement. We take a maximum deposit of five weeks’ rent, along with one month’s rent in advance. We’ll also manage all the essential administrative tasks that come with welcoming a new tenant, so everything is taken care of from the start.

    Ongoing management & routine inspections

    We offer both let‑only and full management services, tailored to your requirements. Our team can handle tenant enquiries, collect rent, arrange annual servicing, carry out property visits, and oversee all aspects of maintenance and repairs.

    End‑of‑tenancy support

    At the end of the tenancy, we’ll ensure the property is in good order, arrange the tenant check‑out, and handle any deposit negotiations if deductions are needed.
